Mortgage Protection Insurance in Walnut Creek

We size life coverage to what you actually owe and how many years are left on the loan. If you die before it is paid off, your beneficiary gets money to clear the balance or keep making payments, without a forced sale.

A policy built around what you owe

Mortgage protection insurance is term life coverage set to the size and length of a mortgage. If you die during the term, the policy pays a lump sum to the person you name. They can pay off the loan, keep a low interest rate and continue the payments, or use part of the money for other bills.

There are two common structures. Decreasing term lowers the benefit over time, roughly in step with your amortization schedule, so you only pay for what is still owed. Level term holds the full amount for the whole term, which leaves extra money once the balance has dropped. Lender-offered mortgage life plans are a third option, and many of them pay the lender directly instead of your family.

We start by looking at what you already have. Many clients carry group life through work or an older term policy that only needs a larger face amount or a rider to cover the loan. When that coverage can be adjusted to fit, we tell you. When it ends too early, depends on a job you might leave, or pays the wrong party, we explain why a new policy is the better choice.

What our mortgage protection review covers

Loan and coverage audit

We go through your current balance, rate, years remaining and every policy you hold, including employer group life. The goal is to find the real gap, not to sell a number.

Term matched to payoff

The policy should run at least as long as the loan. If you have 26 years left on a 30-year mortgage, a 20-year term leaves six uncovered years, and we show you where that gap sits.

Decreasing vs. level term, side by side

We put both structures next to each other with the benefit amount at several points in the term. You can see what each premium buys in year one, year ten and near payoff.

Beneficiary set to your family

We help you name a spouse, partner or trust instead of the lender. That leaves the choice to pay off the loan or keep it in the hands of the people living with the result.

Two borrowers, one loan

When two incomes carry the payment, we compare a joint policy with two individual policies. Two separate policies usually cost more, but they pay twice and keep the survivor covered.

Rider options explained

Where the carrier offers them, we walk through accelerated benefits for terminal illness, waiver of premium for disability and return of premium, along with what each adds to the cost.

When mortgage coverage deserves a look

You recently closed or refinanced
A new loan brings a new balance and payoff date. Coverage you bought for the earlier loan may not match anymore.
All your life coverage comes from your job
Group life typically stops when you leave the employer and is usually a multiple of pay. It seldom has anything to do with your loan balance.
The payment depends on one income
If one lost paycheck would make the monthly payment unaffordable, your family would inherit the loan as a risk.
Your lender sent a mortgage life offer
Check the details before you sign. These plans frequently pay the lender, drop with the balance and charge everyone the same no matter their health.
Your coverage expires before the loan does
A refinance into a new 30-year loan can leave an older 20-year policy running out while years of payments remain.
You assumed PMI handled this
Private mortgage insurance covers the lender if you default. Your family gets nothing from it if you die.

How getting covered works

  1. 1

    A phone conversation

We ask about your loan balance, rate, remaining term and any policies you already carry. Basic health questions help us point you to the right underwriting path.

  2. 2

    Adjust or replace

We check whether your existing coverage can be increased or extended to fit. If it can, we start there. If not, we explain what is missing and why.

  3. 3

    Compare quotes

You see quotes for the structures and term lengths that fit your loan. We explain the differences in plain terms so the choice is yours.

  4. 4

    Application and underwriting

Most applications include health and lifestyle questions. Some carriers require a short paramedical exam with blood and urine samples, while simplified-issue policies skip the exam at different pricing. Timing depends on the carrier and whether medical records are requested.

  5. 5

    Delivery and final check

When the policy arrives, we confirm the beneficiary, the face amount and that the term end date reaches past your payoff date. If you refinance later, that is the time to call us for another look.

What sets the premium

The carrier sets your premium based on how much coverage you buy, for how long, and how likely it is to pay out during the term. We cannot quote a figure until we know your loan and health details. These are the inputs that move it most.

Age and health class
Younger applicants with good health ratings pay less. Conditions like high blood pressure or diabetes can shift you to a different rating class.
Face amount and structure
A larger loan means a larger benefit and a higher premium. Decreasing term usually costs less than level term for the same starting amount.
Term length
A 30-year term costs more per month than a 15-year term because the carrier carries the risk longer, into older ages.
Tobacco and nicotine use
Smokers and nicotine users are priced in a separate, higher class. Many carriers look for a set period without use before offering non-tobacco rates.
Riders and exam type
Each rider adds cost. Policies issued without a medical exam often cost more because the carrier has less information.

Common questions about mortgage protection

Are mortgage protection insurance and PMI the same thing?
No. You pay for PMI, and it protects your lender if you fall behind on payments. Mortgage protection insurance is life coverage that pays your beneficiary when you die. Each one handles a different risk.
Is the benefit paid to my lender or my family?
It varies by policy. Plenty of lender-sold plans pay the lender. The policies we arrange name a beneficiary of your choosing, so your family decides whether to clear the loan or keep it and put the money toward other needs.
Is decreasing or level term the better pick?
Decreasing term is cheaper and follows the balance down, which fits clients who only want the loan covered. Level term holds the full benefit, useful if you also want money for income or college costs. We show you both to compare.
What if I refinance or pay off the loan early?
Since the policy is tied to your life and not the loan, it stays active while you pay the premium. After a refinance we check that the amount and term still line up. Once the loan is paid off, you can keep the coverage or drop it.
Is my coverage through work enough?
It can be, if the amount is large enough and you plan to stay. The drawbacks are that group coverage usually stops when you leave the job and may fall short of the full balance. We review it before recommending anything new.
Is a medical exam required?
Not in every case. Some policies rely only on health questions plus prescription and records checks. Others call for a brief paramedical exam, which often brings better pricing for healthy applicants.
